Private mortgage loans are the secret weapon that the wealthy use to earn high returns, while the average person places their money in low yield investments like CD’s, money markets, and even mutual funds.

Can this really be true?

Yes, it is!   Blue Dog Property Investments LLC buys and sells houses in Sussex, Warren, Morris, and the surrounding counties in New Jersey and eastern Pennsylvania.

We use short-term funds from private individuals in order to purchase, fix up, and sell these houses. Private lenders are secured by a 1st mortgage on the property and we pay up to 8 – 12% interest when we pay the loan off, plus points if it is a quick sale and not a keeper.

Our private lenders get a great rate of interest secured by physical collateral. With those funds we buy real estate at deep discounts which we then sell or keep for cash-flow at a good profit. Win – Win!

Private loans are closed by our attorney and secured by:

The Mortgage (Deed of Trust). The original will be recorded in public records in the county that the property is located in and then returned to you in the mail. We keep a copy for our records.
The original Promissory Note. The note is executed, recorded, and you receive the original.
Hazard insurance endorsement. Private lenders are named on the hazard insurance policy as the mortgagee and our company pays for policy. This further protects you and your investment.
Title insurance policy insuring that you have a first mortgage with no other liens on the property.
